Twice a year, the coil and the drain. In this climate the drain is the item that causes damage, because a line blocked with the summer's biology puts water through a ceiling instead of into a pipe.
What happens on the day
- 01Clear the drain
The line, the pan and the float switch, which prevent the expensive kind of failure.
- 02Wash the coils
Indoors and out, because a dirty outdoor coil wears the compressor.
- 03Read the electricals
The electrical readings, set against last year's numbers.
- 04Check charge and airflow
Measured, not assumed, and compared with the last visit.
- 05Write down what changed
The same readings every time, so a decline shows before it becomes a breakdown.
Questions about maintenance
Is twice a year really necessary?
The system runs most of the year here and the drain refills with the same biology every summer. Once a year is a compromise. None at all is how ceilings get replaced.
Do I have to join a plan?
No. It gets booked like any other visit. A club you forget you joined is a subscription, and a subscription is not maintenance.
What does it actually prevent?
Water damage from a blocked drain, and compressor wear from a filthy coil. Between them those two account for most of what we are called out to in August.
